Why an outdoor kitchen needs more than a mason.

An outdoor kitchen looks like stonework, but the parts that make it work are underneath: a gas line to the grill and fire pit, dedicated circuits for the fridge, TV, and lighting, and often a roofed structure overhead. In Pinellas and Hillsborough, every one of those requires a licensed trade and a permit — and this is where backyard projects get burned. A deck or landscape crew builds a handsome shell, then can't legally connect anything to it.

LIV holds general contractor, gas, and electrical licenses in-house, and we pull the permits in-house too. The same team that designs your kitchen in 3D runs the gas, wires the circuits, and closes out the inspections — so nothing gets red-tagged mid-build, nothing surfaces as unpermitted work when you sell, and the grill and fire pit light the day we hand the backyard over.

Should I build a pergola or a pavilion by my pool?

A pergola gives you filtered shade and airflow through an open-slat roof — ideal for defining a lounge zone without closing it in. A pavilion has a solid roof, so the grill, TV, and seating stay usable through Tampa Bay's summer afternoon storms. Do I need a permit for an outdoor kitchen or pergola in Pinellas or Hillsborough County?

Usually, yes. Gas lines to grills and fire pits, new electrical circuits, and roofed structures like pavilions all require permits and licensed trades in Pinellas and Hillsborough. LIV holds general contractor, gas, and electrical licenses in-house and handles permitting in-house too — so the work is legal, inspected, and never a problem when you sell or insure the home.

What outdoor kitchen materials hold up best near the water in Tampa Bay?

Masonry and stone bases with stainless-steel appliances and doors are the standard for a reason — salt air, humidity, and daily sun are brutal on wood cabinets and painted metal. We build in weatherproof stone and stainless, and tuck appliances under a pavilion or lanai roof wherever the design allows, so the kitchen still looks sharp years into Gulf Coast weather.
